## HouseData

UK property reports: energy ratings, flood risk, planning history, sale prices and grants.

- Record: https://musedirectory.ai/connector/housedata
- Category: Research & Data
- Developer: housedata.uk (https://housedata.uk/prism#mcp)
- Muse status: Extra setup. Not in Muse's Connectors list yet. Muse can still use it: its page gives you a request to paste into Muse.
- Health: Working, 1574ms, checked 2026-10-29T09:15:49Z
- Endpoint: https://housedata.uk/mcp
- Auth: No account needed; Pricing: unknown
- Screening: Screened, no issues found (2026-10-29T05:31:13Z)
- Source: Found in the official MCP Registry (uk.housedata/housedata) https://registry.modelcontextprotocol.io/v0/servers?search=uk.housedata%2Fhousedata

Connects to UK property databases including EPC certificates, flood risk, planning applications, Land Registry sales history, and energy-efficiency grants. Muse can look up a property by address or postcode and pull a full report for home buyers, renters or landlords.

Example request: "Show me the flood risk, energy rating and recent sale prices for 14 Acacia Road in Coventry."

How to connect: Not in Muse's Connectors list yet, but Muse can still use it. Paste this into Muse: "Use HouseData to help me. It is a free service with an MCP server at https://housedata.uk/mcp. It does not need an API key. Ask me before you share anything with it." Muse asks before it shares anything with the app's site. Meta does not review apps used this way, so only use ones you trust. We tested this in the Muse app on September 24, 2026: Muse used an app's link directly this way and returned a live answer.

Tools:
- search_property: Find candidate properties by address or postcode. Always call this first and confirm the match with the user before running other tools — never guess which property was meant.
- get_property_summary: One-call overview of a property: EPC headline, last sale, flood risk, LPA, planning-risk score and council tax band. Start here after disambiguating with search_property.
- get_epc_history: All EPC certificates lodged for a property over time, with floor area, room counts and rating per certificate. A floor-area jump between certificates with no matching planning record is the single highest-value red flag for a cash buyer.
- get_price_history: HM Land Registry Price Paid transaction history for a property or postcode.
- get_area_market: UK House Price Index and local market trend (price growth, transaction velocity, property mix) for a postcode area.
- get_flood_risk: Environment Agency flood zone (river/sea) and surface-water risk for a property, reported separately. Returns an explicit absent state rather than a false "low" when EA has no data for the location.
- get_planning_history: Nearby planning applications and decisions, plus a rule-based planning approval-likelihood score for the area.
- get_broadband: Ofcom broadband and mobile coverage for a postcode. Requires a HouseData API key. Live-checked per call, so this can take several seconds — do not call it in a tight loop over many postcodes.
- get_prism_score: Housedata PRISM score: identifies where a property's features (extensions, conversions, floor-area changes) lack a corresponding planning/building-control record, with remediation paths. Requires an active HouseData API key — if the account is not entitled, the error explains how
- check_epc_compliance: Batch-checks up to 50 properties (by id or postcode) against Minimum Energy Efficiency Standard (MEES) 2030 thresholds and flags expired certificates. Use for landlord portfolio compliance sweeps.
- get_grants: Energy-efficiency and home-improvement grant schemes a property may be eligible for, based on EPC rating, council tax band, tenure and income band.
